ORDINANCE NO. 152

 

AN ORDINANCE AMENDING ZONING ORDINANCE OF KENNETT TOWNSHIP, ORDINANCE NO. 50, ARTICLE XV ORDINANCE, BY DELETING DENSITY BONUSES FOR OPEN SPACE CONSERVATIONS.

 

The Board of Supervisors of Kennett Township hereby enacts and ordains that the Zoning Ordinance of Kennett Township, Ordinance No. 50, as adopted November 1, 1988, be amended further as follows:

 

SECTION 1.

 

Amend Article XV OPEN SPACE DESIGN OPTIONS, Section 1503 by deleting B.3, B.4 and B.5 Bonus Density for Open Space Conservation in their entirety and replace with the following:

 

B.3.      Where a single contiguous tract of land falls into more than one residential zoning district, the gross density of development permitted and required open space including any historic resource bonus density, shall be calculated separately for each zoning district.  The dwelling units and open space calculated for each zoning district shall be located within their respective zoning district boundaries.  Applicant is advised that the maximum number of units calculated under the provisions herein may not always be achievable while meeting requirements for minimum restricted open space and all other standards, criteria, and regulations herein.
