OF KENNETT TOWNSHIP
ORDINANCE NO. 50.
Section 1. Section 201, DEFINITION OF TERMS, is amended by adding the following defined terms:
Bed & Breakfast
Home:
A
private owner/leasee operated single family dwelling providing not more than
three (3) guest facilities for overnight lodging and optional breakfast and
afternoon tea/snacks.
Bed & Breakfast Inn:
A private owner/leasee operated single family dwelling providing not more
than six (6) guest facilities for overnight lodging and optional breakfast and
afternoon tea/snacks.
Section 2.
SECTION 1326 BED & BREAKFAST
OPERATIONS, is amended by deleting the present Section in its’ entirety and
replacing with the following:
A
Bed & Breakfast Occupation is
an accessory use to a single family residence occupied by its’ owner/leasee
which contains rooms for the temporary lodging of guests for compensation.
Guests are provided such lodging services and accessory eating and drinking
facilities limited to breakfast and afternoon tea/snacks. A Bed & Breakfast
operation shall be subject to the following standards:
1.
A Bed & Breakfast use shall be incidental or secondary to the use of the
dwelling as a residence.
2.
A Bed & Breakfast operation shall be permitted only within a single
family residence and existing
accessory buildings.
3.
The property upon which the Bed & Breakfast operation is established
shall be the principal residence of the owner/leasee. The use shall be carried
on by members of the family who reside on the premises, except that only one (1)
person not residing in the dwelling may be employed.

4.
The serving of meals shall be limited to breakfast and afternoon
tea/snacks for overnight guests.
5.
No articles shall be sold or offered for sale as part of the Bed &
Breakfast operation.
6. Parking requirements as specified in Article XIV of this Ordinance shall be provided on the lot where the Bed & Breakfast operation is located and shall be designed to be compatible with the character of the surrounding area.
7.
Signage shall conform with the regulations as established in Article XVI
of this Ordinance.
8.
The property shall comply with all area and bulk regulations for the
district wherein the Bed & Breakfast operation is located. Bed & Breakfast
operations shall not be permitted upon non-conforming lots.
9.
The adequacy of the sewage system to handle increased flows shall be
certified by the Chester County Health Department.
10. Proof of any required fire inspection by a fire company or recognized fire safety personnel shall be available at all times.
11. A Bed & Breakfast operation may be subjected to an annual inspection for compliance with Township Ordinances.
12. Any amenities, including but not limited to swimming pools and tennis courts, shall be for the sole use of the residents and the Bed & Breakfast guests.
BED & BREAKFAST HOME
Bed & Breakfast
operations featuring three (3) or less guest facilities shall be classified as a
Bed & Breakfast Home and shall conform to all of the above regulations.

BED & BREAKFAST INN
Bed & Breakfast
operations with more than three (3) and no more than six (6) guests facilities
shall be classified as a Bed & Breakfast Inn and shall in addition to all
of the above regulations for a Bed & Breakfast Home conform to the following
regulations:
1.
A Bed & Breakfast
Inn shall be permitted only when located in a district permitting residential
uses and on a lot of five (5) acres or more.
2.
When located in a
residential district, all guests facilities, including guest parking areas and
amenities available for use by guests shall be located no closer than one
hundred (100) feet to any property line.
3.
A Bed & Breakfast
Inn shall conform to all regulations of a Bed & Breakfast Home.
