AN ORDINANCE AMENDING THE ZONING ORDINANCE

OF KENNETT TOWNSHIP ORDINANCE NO. 50

 

            The Board of Supervisors of Kennett Township hereby enacts and ordains that the Zoning Ordinance of Kennett Township, Ordinance No. 50, adopted November 1, 1988, be amended further as follows:

 

Section 1.  Amend Article XIII, Section 1311 - Home Occupations to delete introductory phrase:  "The following provisions . . . as set forth in Section 1203" and replace with:

 

The following provisions shall apply to all zoning districts where Home Occupations are permitted.  Additional regulations for Home Occupations in Planned Residential Districts (PRD) are listed in Article XII, Section 1203 A.6.

 

Section 2.  Amend Article XII, Section 1203 Use Regulations to delete subsection A.6 in its' entirety and replace with:

 

6.    Home Occupations are permitted in PRD as specified herein.  The following conditions in addition to those listed in Article XII, Section 1311 must be met because of high densities and proximities of residential units in these districts.  If the following conditions are more restrictive, they shall apply:

 

a.     The use shall be carried on within a dwelling unit by one or more persons which shall include the owner and/or residents of the dwelling unit.  No outside employees shall be permitted.

 

b.    No parking shall be dedicated to customer or supplier vehicles.

 

c.     Delivery of supplies and/or materials shall be by U. S. Postal Services, UPS, Federal Express, or similar agencies.

 

d.    Commercially identified vehicles which are necessary to the Home Occupation must be parked within an enclosed garage.

 

Section 3.  Amend Article XIV, Section 1401 Non-Residential Off-Street Parking Standards Subsection E.27 as follows:

 

27.  Medical Center Building devoted primarily to medical and related services:  Change Requirement from the 2.0 spaces per 1,000 sq. ft. of GLFA to 6.0 spaces per 1,000 sq. ft. of GLFA.

Section 4.  Amend Article VI, Section 602.A to delete "A. Minimum lot size per use" and "Two-Family (twin/duplex) 1.5 acre" and replace with the following:

 

A.    Minimum lot size per dwelling unit or use

 

                   Two Family (twin/duplex)                     3.0 acre
